How to get house plans drawn for your lot.

You bring the lot and what you want to build. We turn it into a coordinated plan set, drafted in Revit and sealed by licensed engineers, 15 business days after your project starts. Here is every step, and who does what.

    Reserved start

    Once the agreement, deposit and survey are in, the 3 week clock starts.

    Design review

    Review floor plans and 3D views, with your builder if you like, and we lock the layout.

  4. Days 6 to 14

    Coordination and seals

    The full set, engineering and energy calculations run in parallel, then a final quality check.

  5. Day 15

    Delivery

    PDF set, Revit model, CAD files and images, about 3 weeks after you start.

Step by step

From your first message to your permit.

  1. Before day 1

    Tell us what you want to build

    Send the request form with your city and county, the type and size of the project, when you want design to start and what you already have. A survey, a sketch, phone photos or a floor plan you like all help, but you can ask for a quote before you have everything.

    We confirm the scope, the fixed fee and your delivery date in writing. Your quote lists every file, image, review and revision round before production starts, so nothing changes at delivery.

    Bringing a floor plan you like is the fastest way to your permit set and keeps your price at the low end. We use it to understand the layout you want, then draw your own plans for your lot.

  2. Day 1

    Reserve your start

    Your 15 business days start on your reserved start date, once three things are in:

    • The signed agreement with your scope and fixed price
    • The deposit
    • A current boundary survey, with spot elevations if your site needs them

    The survey gives us the shape of the lot, its grades and what already sits on it. A soil report comes in only if your engineer or county asks for one. The clock starts on your reserved start date, not when you send the form.

  3. Days 3 to 5

    Design review

    You review the floor plans and 3D views of your home, with your builder if you like, and we lock the layout together. This is the moment for changes to rooms, walls, windows and the shape of the roof.

    A structural change after the first design review restarts the schedule, because the engineering and every sheet after it depend on the layout you lock here.

  4. Days 6 to 14

    Coordination and seals

    With the layout locked, the full plan set, the engineering and the Florida energy code calculations run in parallel. The set covers the site plan, floor plans, elevations, sections, roof plan and details, plus the other sheets your package includes.

    Licensed engineers review and seal the disciplines in your package, and the whole set gets a final quality check before it leaves.

  5. Day 15

    Delivery

    You receive the PDF plan set, the Revit model, CAD files in the formats your builder or consultants need, and the images listed in your quote, about 3 weeks after your project starts.

  6. After delivery

    Your building permit

    The plan set goes to your city or county building department with the permit application. Permit review runs on the department's own schedule and is not part of the 15 business days.

    Survey, soil report and permit fees are separate from our price. If your site needs anything extra, we tell you before you commit.
