Before you start

Four things that shape a detached garage.

Setbacks and lot coverage

Your city or county zoning code says how close the garage can sit to each lot line and how much of the lot buildings can cover. Your boundary survey shows what is already there.

Wind

Florida's design wind speeds start at 115 mph, and the code requires wind design across the state. The garage door is usually the biggest opening, so it gets its own rated product.

Flood zone

If your lot is in a flood zone, the garage has to meet the flood rules too. The site plan shows the zone and the design flood elevation.

Living space above

A bathroom, kitchen or bedroom over the garage can make your city or county treat it as an accessory dwelling unit, with its own rules for size, parking and use.

How much do detached garage plans cost?

Detached garages, guest houses and studios start at $2,950. The final fixed price depends on the size and the level of customization, and you get it in writing before we start. Survey, soil report and permit fees are not included.

Do you draw a garage attached to my existing house?

No. A garage that connects to an existing home is an addition, and we only draw new homes and detached structures. A garage that is part of a new home we draw is included in that home's plans.

Can I put an apartment above my garage?

Often, yes, where your local zoning allows it. Tell us your city and county and what you want upstairs, and we design the garage and the living space to those rules.

What do you need from me?

Your city and county, the size and use of the garage, and a current boundary survey of your lot. Photos of the lot and a sketch or a garage you like help too.
