What it is

A second, smaller home behind the first.

Florida cities and counties use different names for it: accessory dwelling unit, guest house, granny flat, casita or in law suite. We draw the detached kind, a separate building on the same lot as a main house.

Your local code decides the size and the use.

There is no single Florida rule for guest houses. Your city or county zoning code sets the limits, and your plans have to meet them, so tell us your city and county in the request.

Is it allowed on your lot?

Zoning decides whether a second dwelling can go on your lot at all, and some areas only allow a guest house without a kitchen.

How big and where

Maximum size, height, setbacks and lot coverage come from the zoning code. Your boundary survey shows how much room you have.

Parking, utilities and address

Some places ask for a parking space, separate meters or its own address. The site plan shows how water, sewer or septic and power reach the new building.

Renting it out

Whether you can rent it, and for how long, depends on local rules and on your HOA if you have one.

How much do guest house plans cost?

Detached garages, guest houses and studios start at $2,950. The final fixed price depends on the size and the level of customization, and you get it in writing before we start. Survey, soil report and permit fees are not included.

Can you design an in law suite attached to my house?

No. A suite inside or attached to an existing home is an addition, and we only draw new homes and detached structures. A detached in law suite in your backyard is exactly what we draw.

How big can my ADU be?

Your city or county zoning code sets the limit, along with the height, setbacks and lot coverage. Tell us your city and county and we design within those rules.

Can I bring a guest house plan I like?

Yes, please do. A plan you like is the fastest starting point and keeps your price at the low end. We use it to understand the layout you want, then draw your own plans for your lot.
