Custom plans or catalog plans?
A plan catalog is a good place to find a layout you like. Before a Florida building department reviews it, the plan still has to fit your lot, your wind speed, your flood zone and your county's rules. Here is what that takes.
Side by side
What a Florida permit needs, and who brings it.
Every item in the left column comes from what Florida building departments review on a new home.
| The permit needs | A catalog plan | A Dashline set for your lot |
|---|---|---|
| A site plan from your boundary survey | Drawn for no lot in particular, so the site plan still has to be made | Drawn from your survey, with setbacks, grades, driveway and utilities |
| Wind design for your location | Has to be checked against your lot's wind speed and exposure | Designed for your lot, with the wind data on the drawings |
| Flood design, if the lot is in a flood zone | Has to be adapted to your flood elevation | Lowest floor, foundation and equipment set to your flood data |
| Florida energy code compliance | Prepared separately for your house | Included |
| A Florida seal, where your county asks for one | Has to be reviewed and sealed by a Florida licensed professional | Engineering review and seals included |
| Files your builder can use | Depends on the seller | PDF set, Revit model and CAD files |
